At Bluett and Swann Folding Walls, we take pride in the before and after-sales service we provide to our customers.

From the moment a quotation request is received, our operable wall customers receive personalised service from our professional sales team. This service is continued throughout the manufacture and installation stages.

Once a project is completed, we follow-up with a demonstration on the operation of your new folding wall and discuss our Maintenance Service options with you.

Operable Wall Maintenance

Maintenance of operable walls which have been manufactured and installed by Bluett and Swann should be performed on a minimum six (6) monthly basis, or in the interim if required. Such maintenance will ensure peak performance of operable walls and retention of acoustic ratings are retained.

During a Maintenance Service our staff will thoroughly check the performance of the wall and, where required, will perform the following:

Maintenance Service

• Cleaning and lubrication of tracks and trolleys
• Adjustment of hinges and screws
• Realignment of panels, pass door and expanding panel
• Lubrication of panels and retractable seals

Bluett and Swann offers customers a range of Maintenance Service options. Maintenance plans are discussed and decided upon at the completion of each project. Bluett and Swann will provide customers with a quote for the cost of each Maintenance Service, which will be dependant upon the size and number of walls for which the Maintenance Service is required.

Work to be Completed by Others

Bluett and Swann wish to advise that the Head Contractor will be responsible for the following:

• Provision of square and true opening, with maximum allowable tolerance in any direction of 6mm, to receive the operable wall
• Floor filled or grinded to meet these tolerances
• Jambs will be plumb to a maximum tolerance of 10mm
• Master keying to locks to be supplied and installed by other
• Ceiling tiles and grid shall be cut and refitted to accept operable wall track
• Floor tracks are not required for operable wall systems

Operable Wall Warranty

All operable walls manufactured and installed by Bluett and Swann Folding Walls are covered by a twelve month Warranty against defects in materials and workmanship. The Warranty period can be varied where necessary. Please contact our office if you have any questions regarding our Operable Wall Warranty.

Operating Instructions

The following instructions are provided to assist our customers in operating our operable walls. Please feel free to contact us if you need assistance or have any problems.

Expanding Panel with Fixed Seals

1. Go to the first panel in the stack area. Move the panels along aluminium track to set position.
2. When the last panel is in the set track position, insert handle to panel face expanding mechanism, turning 180 degrees to activate expanding panel sleeve, so PVC bulb seal touches the wall. This acoustically seals opening.

Expanding Panel with Retractable Seals

1. Go to the first panel in the stack area. Move the panels along aluminium track to set position.
2. Insert handle provided into the retractable seal drive mechanism, approximately 1200mm from the floor in aluminium stile on side of panel, and rotate handle 135 degrees to activate acoustic seals.
3. Return to the next stack panel, then follow the above instructions.
4. When the last panel is in the set track position, insert handle to panel face expanding mechanism, turning 180 degrees to activate expanding panel sleeve so PVC bulb seal touches the wall. The retractable seals will automatically operate. This acoustically seals opening.

Pass Door with Retractable Seals

1. Go to the first panel in the stack area. Move the panels along aluminium track to set position.
2. Insert handle provided into the retractable seal drive mechanism, approximately 1200mm from the floor in aluminium stile on side of panel, and rotate handle 135 degrees to activate acoustic seals.
3. Return to the next stack panel, then follow the above instructions.
4. When second last panel is moved into place slide up and down flush bolts concealed into stiles with drive mechanism. Activate acoustic seals after flush bolts are secured. Next swing closed pass door firmly, then insert handle to panel face mechanism turning 135 degrees to acoustically seal the opening. When opening wall first retract acoustic seals then use latch handle to open door.
5. Follow instructions in reverse.
